Mohali is a planned city next to Chandigarh. Buyers here can choose plots, flats, houses, commercial property and land. Types of property in Mohali

Weaver Estates works in residential property, commercial property and agricultural land. This is how each type works in Mohali.

Plots

Residential plots are sold in sectors planned by GMADA (the Greater Mohali Area Development Authority) and in private colonies. In a private colony, confirm that the colony has its approvals before you pay anything. Our buyer's checklist explains how. Plot rates in Mohali are usually quoted per square yard.

Flats and apartments

New high-rise projects are concentrated in the Airport Road belt (Sectors 74 to 80) and in newer sectors further out. Builder floors, where each floor of a low-rise building is sold separately, are common in the central sectors (65 to 71). A project must be registered with Punjab RERA before it is advertised or sold.

Independent houses

Phases 1 to 11, the oldest part of Mohali, are mostly independent houses, plots and SCOs (shop-cum-offices).

Commercial property

Commercial buyers look at SCOs, bay shops and booths, and at mixed-use projects. GMADA held a draw for SCOs and bay shops in Aerocity in August 2025. Homeland Global Park in Sector 75, launched in April 2025, is a mixed-use project on about 15 acres with a mall, serviced apartments and offices.

Mohali area by area

Mohali is laid out in numbered sectors and older "Phases". This table says what each part is known for. It is a map of the city, not a recommendation to buy in any one place.

Phases 1 to 11 (old Mohali)The oldest and best-established markets, mostly independent houses, plots and SCOs. Sector 56 has the Civil Hospital, Max hospital and the ISBT bus terminal. Sector 62 has the GMADA headquarters and the Punjab School Education Board.
Sectors 65 to 71Central sectors towards Airport Road, with premium builder floors, apartments and plots. Sectors 70 and 71 are GMADA residential sectors, and the Municipal Corporation office is in Sector 68.
Sectors 74 to 80 (Airport Road belt)Newer residential sectors with high-rise projects on or near Airport Road. Sector 75 has Homeland Global Park, Sector 77 has Homeland Regalia and Sector 78 has Ananda Crown.
Sectors 81 to 83 and IT CitySector 81 has the Indian School of Business and Sector 82A has Amity University. IT City is a large planned IT and mixed-use zone. Sources differ on exactly which sectors it covers.
Sectors 88 to 91Developed by GMADA. Sectors 88 and 89 have RERA-registered housing, including Purab Premium flats. Hero Homes Phase 3 is in Sector 88.
AerocityBy the airport. GMADA sells plots, SCOs and group-housing sites here.
Sector 99 and the newer sectorsHero Realty launched Leafsong Retreat in Sector 99 in September 2026. Sectors 120 to 124 are planned as new residential sectors, and Sectors 125 to 127 are a mid-range and budget belt (Sector 126 has Gillco Meraqui). For land in a planned sector, check the status of land acquisition or pooling first.
KhararPrices are lower than in Mohali, and Kharar has its own GMADA master plan up to 2031. A flyover links it to Mohali. Check the Periphery Control rules and the CLU (change of land use) on any land you look at here.
ZirakpurOn the Chandigarh-Ambala highway side, with its own GMADA master plan up to 2031.
New Chandigarh (Mullanpur)A planned township on the Chandigarh side. It has Medicity, with the Homi Bhabha Cancer Hospital, and a cricket stadium that holds 38,000 people.
PanchkulaIn Haryana, which is a different state, so stamp duty and other rules are not the same as in Punjab.

Why people look at Mohali

  • A planned city. The foundation stone of the township was laid on 1 November 1975, next to Chandigarh.
  • Clear authorities. GMADA plans the area and handles change of land use (CLU). The Mohali Municipal Corporation runs civic services. Punjab RERA regulates projects.
  • An airport in the city. Shaheed Bhagat Singh International Airport (Chandigarh) is at Jhiurheri, Mohali. It has flights to Dubai and Abu Dhabi, and Air India Express has announced Sharjah flights from 26 October 2026.
  • Work and study. IT City and Quark City are IT hubs. The Indian School of Business, IISER Mohali, Chandigarh University and Plaksha University are in or near Mohali, and so is the IS Bindra PCA Stadium.

Which is the best sector to buy in Mohali?

There is no single best sector. It depends on your budget, what you want the property for, and how far you want to be from work, school and the airport. Tell us what you need and we can show you options in more than one area.

Can an NRI buy property in Mohali?

NRIs and OCIs can buy residential and commercial property in India, but not agricultural land, plantation property or a farmhouse (RBI FAQ, June 2024). Please check the current RBI rules and speak to a lawyer or your bank before you pay.
